Yes, you pay €3 per month in membership fees. However, this is included in the rent you pay to your housing association. You can unsubscribe from the residents’ association, but this will not reduce your rent.
An ALV (General Members Meeting) is a meeting where the association’s plans and results are discussed and presented to its members (the residents). Other topics may also be discussed, such as the formation of a new board, brainstorming sessions, and items put forward by residents.
The next ALV is currently being planned and will take place in the first quarter of 2026.
There are 500 rental properties spread over 7 residential buildings and there is room for 10 to 15 self-builders.
There is a mix of different housing types, ensuring they suit a diverse range of target groups. The units vary in size, ranging from approximately 20 square meters for the student units to 60 square meters for the three-room apartments.

Because this is a temporary new construction project, we can rely on the Crisis and Recovery Act. This allows us to build faster. And that’s desperately needed. Nijmegen is among the top three cities with the greatest housing shortage.
Furthermore, the future development of Winkelsteeg will significantly change the area: it will become a dynamic area for living, working, and amenities.
With NDW21, we aim to be flexible enough to adapt the area again after 15-20 years.
To be eligible for a rental property from a regular housing corporation, you must be registered with Entree.
These properties are offered differently than home seekers may be used to: the corporations and the municipality strive for an inclusive neighborhood with a good mix of residents. These residents are in urgent need of housing. For this reason, the properties are offered by lottery to give people who have less time to register a chance.
Furthermore, we want residents to look out for each other and contribute to the neighborhood. Therefore, we specifically ask for a letter of motivation outlining what someone wants to contribute to the neighborhood. Only after we have received the motivation and discussed it will the property be definitively allocated.
Student Housing SSH& properties are offered through the SSH& website, also by lottery. Some of these properties are raffled among friends, who can apply together with a motivation. To be eligible for student housing, you must be registered with SSH&.
Are you interested in self-build? Then keep an eye on the municipality’s Plots and Real Estate website.
The final rental prices and service charges for the properties are not yet known. We do know the price range for the rent (excluding service charges). It’s good to know that you may be eligible for housing benefit for these properties. Eligibility depends on your income and household composition.

The homes are primarily for smaller one- and two-person households. We offer housing to young people, students, first-time buyers, and those urgently seeking housing. We also rent out some of the homes to refugees with refugee status.
In addition to nearly 500 rental properties, there is also space for people who want to build their own home. NDW21 will be a neighborhood for everyone, where people care about each other. It’s a place where people live, whether they need additional support or care, or those who need housing urgently.
We also want to offer space in NDW21 to small social entrepreneurs and other creative individuals from the city.
To begin, we’re creating a pleasant environment where residents can meet and organize activities together.
We’ve considered a larger meeting space for residents, which could also be (jointly) managed by them. This could be combined with temporary spaces for small-scale initiatives, events, and light hospitality.
New residents are asked to contribute to the neighborhood. This will also be discussed during the intake. We’re still working on the details together with the new neighborhood manager, Mirjam. Moreover, more and more tenants will be signing up in the coming months, so more and more residents can contribute together! You’ll be notified when more information is available about how this will proceed. A meeting will be held after the summer.
