A general meeting (ALV) is a meeting where the association’s plans and results are discussed and presented to its members (the residents). Other topics may also be discussed, such as the formation of a new board, brainstorming sessions, and items put forward by residents.
The next ALV is currently being planned and will take place in the first quarter of 2026.

Yes, you pay €3 per month in membership fees. However, this is included in the rent you pay to your housing association. You can unsubscribe from the residents’ association, but this will not reduce your rent.
Every household automatically becomes a member of the residents’ association upon signing the lease with the relevant housing association.
The house has a KPN and Ziggo connection. Ziggo is a closed network. If you choose Ziggo, you’ll also get a Ziggo subscription.
KPN has an open network with various providers, from which you can choose.
We installed sun blinds in several locations on the exterior of the building (on the east, west, and south facades). You can control these yourself with a wireless switch from your home.
Some homes do not have such sun blinds. This is because they are located on the sheltered side of the building.
The homes are built according to BENG (Netherlands Energy Performance Indicators) standards. This means that the building meets nationally determined (and mandatory) energy performance requirements. This relates, for example, to the heating and cooling of the home.
Therefore, we installed sun blinds where necessary to ensure sufficient cooling in the home.
Are you curious whether your home has sun blinds? You can see this during the viewing, or wait until you receive the keys. You can also email your housing association about it.
This space is approximately 60cm wide. You can measure this yourself at your home during the viewing.
No, this is not allowed.
This varies per home and per window. This depends on the layout of the rooms and the position of the radiators. It’s best to carefully check where they are located in your home after receiving the keys, and how many curtains you’ll need. Unfortunately, this isn’t possible before then.
No, the walls are hollow inside. Therefore, don’t hang heavy objects.
We deliver the apartments move-in ready. You are not permitted to make any (major) modifications to the apartment yourself, including in the kitchen.
All 60 m² apartments have an external storage unit elsewhere in the building. The storage unit is approximately 1.3 by 1.7 meters. Bicycles are not permitted here; they must be parked in the building’s shared bicycle shed.
All green spaces are public. Each building will have a section designed in consultation with residents. You’ll hear more about that later.
The base cabinets are approximately 94 cm high (to the top of the countertop). The upper cabinets are approximately 65 cm high. They are both approximately 60 cm wide.
Yes, you can arrange this yourself. You have your own meters in the home! The home is gas-free, so a contract for electricity and water is sufficient. Your water bill is through Vitens. You can choose your own electricity supplier.
There is no niche. The cooktop must be placed on the countertop.
The width is approximately 60 cm. The kitchen height from the floor is approximately 94 cm. The depth is approximately 60 cm. A standard table-top refrigerator or oven will fit underneath.
Yes. Pay close attention to this when purchasing your hob.
This space is intended for the home’s various systems, such as the heat pump and mechanical ventilation.
That cross means that there is an installation here.
The dimensions can be found on the side of the floor plan.
The house meets the required standards. This means there are sufficient electrical outlets throughout the house. You can see the exact locations during the viewing.
The buildings with 20m² apartments will have a laundry room where you can do your laundry for a fee. This applies to the Jive, Samba, Paso Doble, and Urban buildings. Even if you live in a larger apartment in one of these buildings, you can use this spacious area. If you live in one of the other buildings, this is not possible.
The 40m² and 60m² apartments have a washing machine connection inside.
It varies by property. The floor plan gives you a good idea. If you’d like to know the dimensions, it’s best to wait for the viewing.
You can find these on the map; you’ll see lines along the side showing the dimensions. In reality, these may vary.
You can find these on the floor plans on the website, along the side of the floor plan. Floor plans for new construction projects aren’t set in stone, so please allow for variations. There will be a viewing, where you can measure everything in your home yourself.
The ground-floor apartments have an outdoor space. This space has an open feel: planters, similar to those placed between the apartments, are not as high as a fence. The front of the apartment remains open.
Only the 60m2 homes have an external storage room.
Each building has a shared bicycle shed (inside the building) that all residents can access with an access button. The locked bicycle shed has space for one bicycle per person.
There will be multiple parking spaces distributed throughout the site and in the public space. There are fewer parking spaces than residential units, namely 60%.
There will be no empty pipe in the kitchen, but there is a connection point for a microwave, oven, or dishwasher. This is on a separate circuit. However, you can only connect one of these three.
The 60m² apartments do have an additional connection for a dishwasher.
You can use an induction hob with a Perilex 2-phase connection. A connection for this is located above the countertop, under the extractor hood.
Yes, there is a recirculation extractor hood in the kitchen.
The (recirculating) extractor hood is already present in the kitchen. You must install other appliances yourself, such as a refrigerator or oven.
Above the countertop, under the extractor hood, there is a connection to which you can connect a freestanding electric hob.
The 60m² apartments have corner kitchens. The kitchen has three upper and three lower cabinets, each 60cm thick. The countertop is approximately 1.80m long on the extractor hood side and approximately 2.45m long on the other side.
The 40m² apartments
The kitchens in the 40m² apartments have three 60cm upper and three 60cm lower cabinets and a countertop of approximately 240cm.
The space available in the kitchen for a refrigerator or oven, for example, is slightly wider than 60cm.
Yes, there is a shower wall with a door in the bathroom.
The bathroom is a so-called prefabricated bathroom cell. The walls have a white wall tile motif.
Yes, you can choose them yourself.
You manage your own internet. Fiber optic is available. You can choose your own provider.
This depends on which housing association you rent from. Each association sets its own service charges. You can ask your association what service charges you’ll be paying.
Service charges include things like elevator costs, electricity costs in common areas, cleaning costs, and glass insurance.
The bathroom and kitchen have mechanical ventilation. And above the windows is a ventilation grille for natural ventilation.
The homes are factory-built and delivered complete with a kitchen, bathroom, and electrical outlets. Therefore, it’s not possible to choose where the electrical outlets are placed, or to participate in the kitchen design.
The homes are not noisy. They feel (and sound) like a “normal” new-build home.
The system consists of a ventilation heat pump, with natural heat supply through ventilation grilles in the facade. Heating consists of underfloor heating combined with (electric) radiators. The living room/kitchen has underfloor heating. Radiators are located in the bedrooms and bathroom.
The radiators are positioned as much as possible within the window recesses. Radiator towers are placed in two locations in the living room. One radiator is mounted against the wall next to the window. The other radiator is mounted against the wall separating the house from the other, on the side of the window.
All house types, except those on the corners, have a single window in the living room. The floor plans for each type of house show where the windows are located.
Yes, you can hang something on the wall, but not with nails. The walls are made of drywall. You can hang something on it with hollow wall plugs. Perhaps there will be a wooden skirting board along the ceiling that you can hang something from, but we’re not sure yet.
We advise against this. You’re paying for the existing flooring through your service charges. Furthermore, when you move out, the same flooring needs to be installed again.
You can install a new floor over the existing one. However, you shouldn’t attach it to the subfloor, as this could damage the subfloor.
Yes, that’s allowed. However, when you leave the apartment, you must return the walls to the same condition (color).
The ceilings are sprayed white.
The walls are covered in fiberglass wallpaper, painted in RAL 9010 (white). You don’t need to finish the walls yourself. If you still want to paint or wallpaper, make sure you return the walls to their original condition when you move out.
There is a PVC floor with a light wood look.
The houses have a ceiling height of 260 cm.
To be eligible for a rental property from a regular housing corporation, you must be registered with Entree.
These properties are offered differently than home seekers may be used to: the corporations and the municipality strive for an inclusive neighborhood with a good mix of residents. These residents are in urgent need of housing.
For this reason, the properties are offered by lottery to give people who have less time to register a chance. Furthermore, we want residents to look out for each other and contribute to the neighborhood. Therefore, we specifically ask for a letter of motivation outlining what someone wants to contribute to the neighborhood. Only after we have received the motivation and discussed it will the property be definitively allocated.
Student Housing
SSH& properties are offered through the SSH& website, also by lottery. Some of these properties are raffled among friends, who can apply together with a motivation. To be eligible for student housing, you must be registered with SSH&.
